What is PropTech? A guide to property technology

PropTech means technology used across real estate and the built environment. Explore common categories and a practical commercial real estate example.

PropTech, short for property technology, describes technology used in real estate and the built environment. It includes software and physical technologies that support how properties are developed, transacted, managed, and used.

What does PropTech include?

The term covers a broad range of tools. Examples include property management software, digital leasing workflows, building sensors, access systems, and real estate data platforms. A tool can serve residential real estate, commercial real estate, or both.

A commercial real estate example

Imagine an office operator receiving tenant maintenance requests through an online portal. The system routes each request to the building team and records its progress. That is a PropTech use case because technology supports a real estate workflow.

By contrast, a building sensor that detects equipment conditions is a physical technology. Connecting its readings to maintenance software may support another part of the same workflow.

Why the specific use case matters

Two companies described as PropTech may serve entirely different buyers and problems. When researching the market, identify the asset type, end user, buyer, and task each product supports. Those details are more useful than the broad label alone.
